Here's a list of my favourite free tips,
giveaways and downloads. Of course there's zillions to choose from on
the internet, many of which leave me suspicious that they're just after
you're email account for disreputable purposes, or trying to sell you some
of their other products. So please note: I am NOT recommending
these specific companies or their other products in any way. I don't
request or receive any payment from them at all - not even for click
throughs. These freebies are mentioned here simply because
I personally find them helpful and/or interesting and thought that you
might find them interesting or time-saving places to start making your own
comparisons or websearches:

This is a compact freeware
program for testing what-if&when scenarios. I found this on the net
while surfing for a new playstation racing game for my sons (of all
things!). I don't use this program myself because computers hate
me and thankfully, a notepad and pencil is all I need... but if you're a
techno-nut it's worth a look... Forecasts also use variable interest rates
and underlying prices. Packed with "txt" file manuals in English and
German. 206 KB. It's freeware remember, so you can even share it with your

FREE CAR LEASE CALCULATOR
You can't
download this one (and it's based on American car loans), but it's still an interesting help for calculationg
monthly car payments so you can "play" with the mix of factors until you
figure out the right mix of residual/downpayment etc that suits YOU best,
not the finance company. Click Here
FREE TIME/MONEY/ACTIVITIES MANAGER
This is a free software with
nifty stats on time & spending habits over your lifetime. If you've
ever wondered how much money you could save by kicking the Tim Tam/smoking
habit or how much time you spend watching tv compared to the amount of
time you devote to your kids etc, then Click Here to get a kick out of this one.
FREE DESKTOP BUDGETING
Note: this link may be temporarily offline - Use one of the
budgeting methods from my books to set your budgeting up to run almost
automatically so you don't have to bother with software like this at all -
or if you prefer to keep detailed and ongoing records on computer - then
try this freeware program after you've worked out your initial budget
using any of the methods from my first two books. There are two files to
download Here before it works, so set up a separate folder for them in
your file menus before you download the zip files.

TURN $10 INTO $100 LEGALLY
Yes... it can be done! It's explained thoroughly in Your
Investment Property, but you can definitely use $10 to save you $100 - and
you can do it as many times as you like every week - using any mortgage
which fits the top 5 points from my checklist for a good homeloan, so that
includes most principal and interest mortgages regardless of whether
you're using it/them for an investment property or for your own home loan.
Put simply, you'll save nearly $100 in interest with every EXTRA $10 you
repay off the beginning of your mortgage at average interest rates. The
savings per extra repayment drop ever so slowly as the term of your loan
progresses, but every dollar is worth it AND it's never too late to start.
To prove it for yourself (or to see how much you'll actually save with
each extra repayment for your current loan), just Click Here to open one of my favourite calculators in a separate window
and then follow these instructions:
- Enter $120,000 into the box for your loan amount (or enter
the current balance of your own home loan.)
- Enter 8 into the "interest rate" box (or enter the amount of
interest you're likely to pay ON AVERAGE over the term of your loan...
e.g. interest rates are at record lows at the moment, so it would be
silly to base your calculations on anything under 6% for a 15 year term
or longer.)
- Enter 30 years into the "Loan Term" box (or enter the number
of years left to go for your own loan)
- Enter $10 into the lump sum box and enter 0 (zero) years in
the "lump sum made after" box.
- Look to the bottom right hand side of the chart and see that
you just saved $99.68 - and that's before accounting for inflation.
- Close your mouth. You're drooling all
over your keyboard.
This
shows you at a glance how much your EXTRA $10 repayment will save you in
interest over the long term at (historically) average interest rates. As a
bonus - remember that a dollar saved is a buck fifty you don't have to
earn, so make sure you make your extra $10 repayments as often - and as
many - as possible.
NOTE: If you plan to increase EVERY repayment from
now on by a small amount, then Click Here for a different
calculator... and be shocked to see how much you'll be saving yourself
over the long term!
